Repairing a Commercial Toilet That Won't Stop Flushing

9/1/2022 (Permalink)

A perpetually flushing toilet in your commercial building is a real nuisance. Nobody wants to deal with toilet overflow. If it's not addressed, this issue can cause water or mold damage, requiring you to consult a water damage restoration professional in Bolivar, Washington, or Sunflower County to assess any damage and keep your building sanitary and safe.

If you can’t stop a toilet from flushing, it's time to check the gasket in the flushometer. Fortunately, this task is easy to do. When the gasket becomes dirty or damaged, it will leak, and your toilet won’t stop flushing, causing toilet overflow. Here are four simple steps to deal with a faulty gasket.

1. Gather Your Tools

Before you start working on the plumbing issue, make sure you have the following tools:

  • Flathead screwdriver
  • Wrench
  • Soft, absorbent cloth
  • Fine piece of wire

2. Turn Off the Water To Curb a Toilet Flood

Facing the toilet, you’ll see a slotted circle or a circular cover located on the short arm opposite the flush lever. If there is a cover, pry it off. Insert the screwdriver into the slot and turn to shut off the water.

3. Remove the Gasket

Use your wrench to loosen the gasket cover, which is the large, flat-sided circle at the very top of the unit. Avoid scratching the chrome by using your cloth between the wrench and the gasket cover. Loosen it just a bit, then turn it by hand. Use your cloth to soak up any water that leaked out.

4. Clean or Replace the Gasket

Clean any buildup or debris from the gasket and use your fine wire to clear the little weep hole. Be careful not to enlarge the hole. If the gasket is damaged, replace it with a new one. Put the gasket in place, replace the cover and tighten. Don't forget to turn the water back on when you're finished.
Don't tolerate a constantly flushing toilet. Clean or replace your flushometer gasket to avoid toilet overflow.

Category 3 Water Damage

7/7/2022 (Permalink)

There are three different levels of damage when it comes to water damage. Category 3 damage is by far the worst. Experts have a way to categorize the different levels of water damage that can occur from floodwater. Category 3 isn’t something you want to ignore or even be around. Here are some traits of this type of water:

  • Is contaminated with toxic or pathogenic agents
  • Occurs due to backup sewers
  • Carries feces, pesticides, or heavy metals

Water from this category is often called black water because of the materials found in it. This situation may not be because of a flaw in your building. Blackwater can come in due to sewage problems from the main city line. There are also cases where a toilet overflow could cause category 3 concerns.

If you notice black water at any time in your office, make sure you evacuate immediately. Identify where the water is located and how much area is affected. You should contact emergency services and your insurance company as well. Don’t go near the water, and don’t try to clean it up yourself. Instead, get in touch with a reputable commercial water damage restoration specialist. A professional crew will extract all the water with high-powered wet vacuums. Once all the water is gone, the team will dry the floor, walls, ceiling, and any other items. A technician will then, sanitize the space to ensure mold doesn’t grow and that there is no presence of harmful materials.

Category 3 water is nothing to take lightly. Follow these guidelines and let a seasoned professional take control. If you experience a water damage at your property, call SERVPRO of Greenville/Cleveland at (662)846-1700.

Tips for Protecting Your Commercial Business from Vandalism

6/16/2022 (Permalink)

What is Vandalism and Who is at Risk?

The legal definition of vandalism varies from state to state, but the term generally means the intentional damage, defacement, or destruction of someone’s property without the owner’s permission. It is a criminal act and is prohibited by state laws, which may qualify as a misdemeanor or a felony, depending on the financial damage that is involved. Additionally, there are some states that refer to vandalism as malicious mischief or criminal mischief.

As far as who may be affected by vandalism, the answer is all business properties, especially vacant buildings. Unfortunately, experiencing vandalism can impact a business in numerous of ways. The most obvious is that it creates damage to the property, which will take time and money to repair.

Tips for Preventing Vandalism

While it is impossible to prevent all acts of vandalism, you can prepare your property so that it discourages vandals.

  • Maintain good lighting. The property should remain well lit, especially at night.
  • Install and properly maintain cameras. If a crime does occur, police can use your surveillance to identify and catch the perpetrators.
  • Keep property tidy. An unorganized area tends to attract vandals.
  • Plant shrubbery or fencing. Not only do fencing and shrubbery offer cosmetic appeal to any property, but they also function as the first line of defense against potential intruders.
  • Invest in break-resistant glass. Utilizing a break-resistant glass will make the act of breaking in more difficult for vandals to break in.
  • Don’t ignore it! If you do experience vandalism, don’t put it off. Vandalism encourages more vandalism.
  • Contact authorities. Report vandalism to your local department as soon as possible. If it is not reported, nothing will be done. The department may increase the number of patrols in your area if it is known.
  • Share information. Check in with the neighboring businesses to see if they have experienced any sort of vandalism. Sharing information helps reveal the criminals’ patterns that could potentially aide in stopping the vandals.
  • Join a business watch group. Like neighborhood watch groups, there are resources available to either start a group or join one. It is a good way to reduce crime by keeping an eye on each other’s property.

Has your place of business been affected by vandalism? SERVPRO® of Greenville/Cleveland can assist with any damages that have occurred.

Commercial Insurance Basics

5/24/2022 (Permalink)

Property coverage is an essential item in every business budget. Most commercial insurance policies cover damage to your structure in Bolivar, Washington, or Sunflower County, as well as any equipment, furniture or other items that are marred or destroyed in a fire. The answers to the following questions can help you decide which policy to purchase.

What Does a Commercial Insurance Policy Cover?

A basic policy is designed to pay for sudden, accidental occurrences that cause harm to your property. It prevents you from having to pay the cost of fire damage mitigation services out of pocket, and it doesn't just cover the building itself. Other features of your property may be included in the policy:

  • Office equipment
  • Furniture
  • Landscaping
  • External structures
  • Fences
  • Inventory
  • Important documents
  • Manufacturing machines

What Factors Affect Cost?

Most commercial insurance coverage provides comparable protection, but if there are factors that put your business at a higher risk of fire, your policy will likely cost more. For example, a restaurant owner is probably going to pay more for insurance than someone who runs an office building. Newer buildings with better safety features such as fire-resistant building materials and a state-of-the-art fire suppression system can often get better insurance rates. When you meet with your insurance agent, be sure to ask about the factors that affect the cost of your policy.

Does It Matter Whether You Own or Rent?

If you own property, you need insurance to cover all the items listed above in the event of a fire. If you are renting from someone else, though, you still need to protect yourself. Your landlord's policy will probably only cover the items he or she owns. You still need coverage for the items inside, such as computers, phones and files.
A commercial insurance policy can save you a lot of money in the event of a fire. Make sure you have the right coverage for your business.

Wind Damage Tips

5/4/2022 (Permalink)

It's Spring here in Mississippi. The weather is changing constantly. It can be difficult to predict. Warm temperatures, cold temperatures. Sunshine, then rain. Frosty mornings, comfy afternoons. However, one element that seems to be consistent is the wind. While wind can be a nuisance and add a chill to the air, it can also be potentially devastating to your commercial property. Here are a few things to consider when protecting your property from strong winds:

  • Trim trees or shrubs close to your property or business
  • Remove debris from the yard (outdoor furniture, etc.)
  • Keep rain gutters clear and clean
  • Cover windows with plywood if severe winds or storms are approaching
  • Ensure materials such as roofing, fencing, and chimneys are properly maintained

Stay up to date with current weather forecasts and be sure to prepare for heavy winds prior to, rather than during the event.  If any wind damage occurs to your commercial property, call SERVPRO of Greenville/Cleveland today at (662)846-1700.

How Your Business Can Prepare for Emergencies

9/3/2021 (Permalink)

Risk management is a huge part of being a business owner. Risk management can cover many things, from inventory control to employee safety. Many aspects of running a business need risk management strategies that you may not even think of. When it comes to the risk management of the physical structure of your business, SERVPRO of Greenville/Cleveland is Here to help!

At SERVPRO of Greenville/Cleveland, we have a wonderful program we offer free of charge to our commercial customers. The program is known as the Emergency Ready Profile, or ERP for short. In the simplest of terms, the ERP is an assessment of the structure of your business. We will tour through your facility and find areas of importance to know of when an emergency strikes. Say your office complex has a burst pipe and you need to know where the water main shutoff is in a hurry to stop more water from coming out. With an ERP performed at your business, you will have that information at the tip of your fingers.

After compiling the necessary information from your business, our team will send over a completed hard copy profile as well as an invitation to download the ERP app, which allows you to have all the necessary emergency information available to you on your phone.

What Your Business Can Expect from Storm Damage

7/6/2021 (Permalink)

If your business has experienced water damage after a flood or a storm in Bolivar, Sunflower, or Washington County, it can be overwhelming to know how to begin the recovery process.

  1. Remove Standing Water
The most important first step is to remove the standing water from the building. The longer standing water remains, the more damage it does to your property. To avoid needing to tear out every last bit of dry wall and flooring, use a water pump to remove water.
  2. Inspect for Safety
Once the water is gone, the entire building will need to be carefully inspected for safety. A storm restoration team will have the necessary tools to inspect the areas behind walls to see where water has infiltrated.
  3. Salvage or Scrap
After a thorough safety check has been done, decisions need to be made about the materials in your business. Some furniture and hardwoods can be salvaged, while it is often necessary to scrap drywall and ceiling tiles. Work with professionals who can help you know what all can be salvaged before you start to tear out everything. Salvaging can save you a lot of money in repairs.
  4. Dry Thoroughly
Now that you're down to bare bones, everything needs to be dried out completely in order to prevent mold growth and structural damage. Untended mold that grows in those areas can cause more damage down the road once you believe that the restoration process is over.
  5. Restore and Restart
Finally, your property can be restored to its former glory and you can focus on getting back to work.
Don't allow a restoration to overwhelm you. Before you tear out everything, work with professional restorers to help you navigate the process.

Emergency Ready Plans for Your Business

5/19/2021 (Permalink)

What is an ERP (Emergency Ready Plan)?

Whether you own a home or a business, it’s important to be ready for a potential disaster.  But it’s particularly important when you own a business.

An ERP is a document that contains the critical information you need in the event of an emergency or disaster.  This document can even be loaded as an app on your phone, providing ready access for key employees any day, any time; because disasters don’t just happen during business hours.  An Emergency Ready Plan will:

  • Provide a detailed map of your facility showing where to find important things like water shut-off valves, fire extinguishers and other priority areas. This will allow any employee to get to these areas quickly and efficiently.  Prompt response is key in any disaster to help lessen damage.  If there is a water main break, the quicker you get to the shut off valve, and stop the flow of water, the less damage there will be.  If there is a fire, the quicker you get to a fire extinguisher the better.
  • Put all essential phone numbers in one place. All of the essential phone numbers for things like: SERVPRO, the sprinkler system emergency contact, the building owner emergency number, local fire department will now be at any employees finger tips.
  • Help employees identify the chain of command and who within the organization has the authority to authorize emergency clean up services to begin. In order for any restoration company to begin work, proper authorization forms must be signed.  Any delay in recognizing and reaching the person who has the authority to authorize the work, will result in costly delays to mitigating the damage.
  • Be free of charge to your business. Our friendly sales staff would love to do an ERP free of charge for your business.  It won’t take much time, and it could save your business.

Call 662-846-1700 to set up your plan.

5 Common Sewer Problems

9/21/2020 (Permalink)

Your building’s biggest drain is its sewer line. Major problems can occur as a result of a damaged or blocked sewer line. These issues can wreak havoc on a commercial building if they aren’t discovered and solved early on. Beware of the following potential problems.

1. Substances Building Up
Never put grease down a drain; it’ll solidify and build up in the pipes. Coffee grounds are also one of the worst substances for a drain.

2. Foreign Objects Getting Stuck
Sanitary sewer lines and bathroom drains — both residential and commercial — are designed to handle only human waste and toilet tissue. Nothing else should be put down the drains. Even paper towels and “flushable wipes” are harmful to septic systems.

3. Tree Roots Growing
In their search for moisture and nutrients, tree roots will invariably find your sewer system. They’ll even grow into the line by infiltrating cracks that develop in the pipes. This can cause serious problems such as pipe breaks, as well as leaking or blocked sewer lines. A toilet overflow is often the first sign of a sewer blockage.

4. Lines Failing
Freezing and thawing cycles in the ground, shifting soil, tree roots or the settling of a structure can cause pipe breaks, cracks or collapse. When damaged sewer lines leak, the water will saturate the ground surrounding the pipes, causing more damage to the line when it freezes. Piping that isn't made of PVC is at risk of deteriorating and can give way, obstructing flow through the pipe.

5. Pipes Sagging
Over time, parts of pipes will sag deeper into the ground. Water, waste, and sediment will then collect in this “bellied” area and get trapped, blocking the line from flowing properly.
Always be mindful of signs of a leaking or blocked sewer line at your building. If a problem occurs, water damage clean up experts will return your property to its preloss condition as quickly as possible. Prevention is key, so have your sewer line inspected every three to five years.
